Modular Construction - F.A.Q.

1. What is a modular home?

Modular homes begin as components. These components are designed, engineered, and assembled in a climate-controlled environment. The units are transported to your building site and assembled with a crane and an experienced set crew. Once on site, completion of a modular home typically averages 10-12 weeks. Additional time may be required depending upon models, options chosen, weather, and site conditions.

2. What are the benefits of modular construction?

There are many benefits to building a modular home: faster construction, cost savings, stronger construction, and energy efficiency. When using Maryland Modular Designs, Inc. you will benefit from high quality modular construction, experienced Sales Associates, and the added bonus of a customized home.

3. When purchasing a building option from the Owner-Contractor Program what will I need to finish?

Although modular homes arrive 85% to 90% complete, there is still on-site work that you will be required to do. The roof will be shingled during the set and most materials to finish the home will be shipped in the units. You will be responsible to complete the following:

  • Hire electrician to make connections, install service cable, basement wiring, etc.
  • Hire plumber to make connections in house, water heater, underground work, sewer and water connections, draintile, etc.
  • Install factory supplied siding, soffitt, fascia. Provide and install gutters and downspouts
  • Complete interior drywall and trim; install drywall and doorways in mating wall, base trim in vinyl areas, repair minor cracks, etc.
  • Paint home (comes primered)
  • Supply and install HVAC system
  • Supply and build decks, porches, interior railings, basement windows and doors, on-site garages, drywall in any vaulted areas, etc.
  • Complete exterior grading, sidewalks, driveways, etc.
  • Refer to Reference Manual for items not listed above

4. What are the benefits of choosing the Owner-Contractor Program?

First, you are the boss—you are the General Contractor! You manage the entire project and choose the people to work in your home. Second, you save time and money! There is no reason to wait for our builder's schedule to accommodate your construction timeframe—choose one of the Owner-Contractor options and finish your home when you want it.


Foundation - F.A.Q.

1. Why are there no concrete footers under Superior Walls?

The stone better than footers because it provides a more consistent base for the walls over changing soil conditions. When using other foundation systems, if the soil or ground is not consistent (such as hard to soft or dirt to rock) in the area the footer is poured then this spot is a break point.

2. How can Superior Walls provide a 15 Year Warranty when all other walls are 1 year at best?

Superior Walls is a franchise founded in 1981 and has expanded to service 23 states. Each company that bears the Superior name must construct each and every wall under strict guidelines of proven successful procedures and materials. The success of Superior Walls makes it possible to provide such a warranty.

3. What is the cost of Superior Walls?

It is true, Superior Walls may cost a little more than other walls; however, when you factor in all the items that the other walls are lacking—Superior Walls is clearly the superior choice! Superior Walls provide you with studded interior walls, insulation, predrilled for wiring and plumbing, no exterior waterproofing needed, less time to construct, brick ledges where you want them, interior and exterior drainage ability, and the list continues.

4. Can Superior Walls be attached to my house for an addition even though my home has a different wall type?

Yes, in almost all cases, Superior Walls can be attached to all existing foundation types such as block, poured, etc.

5. Why should I choose a Superior Wall over other foundation systems?
