Turn-Key

Maryland Modular Designs, Inc. We are able to provide Turn-Key construction in Baltimore and Harford Counties. When choosing MMD to build your home, you can be assured your home is being constructed with the finest building materials. When purchasing a Turn-Key package from MMD you will receive the following services:

Building permit (on allowance)
Excavation and installation of a Superior Wall foundation
Home set and finished to our building specifications or as outlined in contract
Not included in the standard Turn-Key costs are H.V.A.C., water and sewer connection fees, utilities, final grade, surveyors/engineers, etc.

Owner-Contractor Program

Within the Owner-Contractor Program we are pleased to offer 2 types of building options for you to choose from:

Set
Set with Foundation

The Owner-Contractor program puts you, the Homeowner, in control. You assume the role of the General Contractor for your project and MMD is contracted as a subcontractor to you. Our Sales Team is available to assist you throughout your entire project and an "Owner-Contractor Reference Manual" created by MMD will be provided to you to answer any questions you may have during the building process. We are also available to assist you in selecting reputable subcontractors familiar with modular construction to finish your home.

Set

Maryland Modular Designs, Inc. When purchasing the Set option as part of the Owner-Contractor Program, MMD will work with you to design your home, provide you with floorplans, guide you through the permit process, deliver and set your home on an existing foundation. We will provide the crane and set crew to secure the units on the foundation. After the units are set, the home becomes yours to finish - most models are typically 85%-90% complete. Floor coverings are included and will be installed after construction is finished.

Set with Foundation

The Set with Foundation package includes all items mentioned in the Set option, but this option includes us excavating and installing a Superior Wall Foundation. You will be purchasing both the home and the foundation through us. This package ensures your home and foundation will match. Not only will your jobsite be accurate, but by choosing the Set with Foundation option you increase your warranties! Not only do you have a 10 Year Structural Warranty on your home you have also gained a 15 Year Warranty on your Foundation!
